ARTICLE  X.

VARIANCES

The Architectural Control Committee, by a majority vote of its members, in its sole discretion, may grant reasonable variances and exemptions from and adjustments of any of the covenants in this Declaration in order to overcome practical difficulties and prevent unnecessary hardships in the application thereof; provided, however, that such is done in conformity with the intent and purposes of this Declaration and provided also that in every instance such variances, exceptions or adjustment shall minimize developmental impact according to the spirit of these covenants and shall not be materially detrimental or injurious to any other Lot or to the Common Area.
